Pursuant to due call and notic- thereof, a regular meeting of the City Council of the City of Plymouth, Minnesota, was held on t e 6th day of Januar , 19 75 . The following members were present: Mayor Hilde, Counci men Hunt, Neils, Seibold and Spaeth_ Tne following members were absent: none ,rtr i►+rt t** Councilman Hunt introduced the following Resolution and moved Its adoption: RESOLUTION NO. 75-7 APPROVING SITE PLANS - STEENBERG STRUCTURES, 'INC. WHEREAS, Steenberg Structures, Inc, has requested approval of two Site Plans, dated December 4, 1974, for warehouse/office buildings on adjoining parcels of land located at 21st Avenue North and Fernbrook Lane, and WHEREAS, the Plymouth Planning Commission has reviewed said requests and does recommend approval, . NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH that the request of Steenberg Structures, Inc. for approval of two Site Plans, dated December 4, 1974, for warehouse/office buildings on adjoining parcels of land located at 21st Avenue North and Fernbrook Lane are hereby approved, subject to the following conditions: 1. The recommendation of the Park and Recreation Advisory Commission be a part of this recommendation. A cash payment to the Park Dedication Fund would amount to $3,200 (6.40 acres x $500 per acre). 2. All storage of waste,garbage and materials be within the building. 3. A landscape bond be posted and completion date established prior to a building permit being issued. 4. Any users of the building requi.ing a Condtional Use Permit make application to the City prior to occupancy. Users of either building requiring more parking than is provided on either site should not be granted a Conditional Use Permit fn- their operation. 5. No variances be allowed for front yard setbacks for parking. 6. The recommendations of the staff relative to fire hydrants and fire lanes be a part of this recommendation. 7. That the second access west of Fernbrook be either 15 feet or 20 feet on either side of the property line, depending on the petitioner's request. 8. No signs be permitted until approved by the Planning Commission and the City Council. Resolution No. 75-7 Page Two 4. That the green space L at is just north of the building be moved to the north property line and not decreased in size. The motion for the adoption of the foregoing resolution was duly seconded by Councilman Seibold, and upon vote being taken thereon, the following voted in favor thereof: Mayor Hilde, Councilmen Hunt, Seibold and Spaeth. The following voted against or abstained: Councilman Neils voted nay. Whereupon the resolution was declared duly passed and adopted.
