Pursuant to due call and notice thereof, a re ular meeting of the City
Council of the City of Plymouth, Minnesota, was held on the 17th day of

Councilman Hunt introduced the following Resolution and moved,

RESOLUTION NO. 74-292
APPROVING SITE PLAN FOR AN OFFICE/WAREHQUSE BUILDING - VANTAGE. COMPANIES

WHEREAS, Vantage Companies has requested approval of a Site Plan dated May 18,
1974 for an Office/Warehouse Building to be located -at the Northwest corner of
Xenium Lane and Water Tower Circle. and
WHEREAS, the Plymouth City Planning Commission has reviewed said request and has
recommended approval,
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF'PLYNOUTH
that the request of Vantage Companies for approval of a Site Plan dated May 18,
' 1974.for an Office/Warehouse building :to'be located at the Northwest corner of .
Xenium:Lane and Water'Tower Circle, with a setback.variance be approved. subject
to the: follow ng conditions.-
onditions:1.
1.A variance for side yard be granted to allow building to be 13 feet from
e
the.Mrth tine for reasons of a railway spur.
2. Recommendations of the Fire Chief relative to the placement of fire lanes and:
fire hydrants be a part of this recommendation.
3. All storage of waste, garbage and materials be within the building.
4, The Paris Dedication requirements consist of a cash donation amounting to
$1,600 (3.2 acres x $500):
S. Landscaping bond be posted and a completion date be established prior to any
building permit being issued.
6. No, drive access onto Xenium Lane and one access to Water Tower Circle a distance
.of 90 feet west or greater from the site's east property line be permitted.

7. The, „recarmendation oftthe.City Engineer relative to storm drainage be made

8. Any users of the building requiring a Conditional Ilse Permit make application

to the. City prior to occupancy,

9. A 20 foot street and utility easement along Xenium Lane be dedicated to the
City.
10. A 24 x 24 foot maneuvering area be allowed at the southeast corner of the
site as noted on the Site Plan.
The motion for the adoption of the foregoing Resolution was duly seconded by
Councilman Seibold, and upon vote being taken thereon, the following voted in
favor thereof: Mayor Hilde, Councilmen Hunt, Neils, Seibold and Spaeth. The
following voted against or abstained: none. Whereupon the Resolution was
declared duly passed and adopted.
