Pursuant to due call and notice thereof, a regular meeting of the City
Council of the City of Plymouth, Minnesota, was Wil- on 6th day of

Councilman Hunt introduced the following Resolution and moved
s adoption:
RESOLUTION NO. 74-217
RAMAOA INN - SITE PLAN APPROVAL
WHEREAS, Ramada Inns, Inc. has requested Site Plan Approval based upon a plan
dated April 2. 1974 for the development of a 117 -unit motel and restaurant
having seating for 385 persons including enclosed swimming pool and outdoor
playground, and
WHEREAS, the Plymouth City Council did on January 2. 1974 approve of a Conditional
. Use Permit for.a planned business development, and
WHEREAS, the Plymouth City Planning Commission has reviewed said Site Plan and
has recommended approval,
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA that the request of Ramada Inns, Inc. for Site Plan Approval for the
development of a motel and restaurant of a 4.8 acre parcel located at the northeast
corner of Fernbrook Lane and Highway 55 be approved. subject to the following
condi ti ons :
1. Than an in -only driveway access for northbound traffic along Fernbrook
Lane be permitted and that a de -acceleration lane be provided to facilitate
this in -only traffic.
2. That the Staff and Planning Commission review the landscape plan, and that
the landscaping and drainage bonds for the project be posted with the City
prior to a building permit being issued.
3. That additional seven feet of right-of-way along Fernbrook Lane be granted
to the City to total a 40 -foot right-of-way from center line of Fernbrook
Lane.
4. That a cash donation of $2,400 (4.8 acres x $500) be accepted in lieu of
any park land dedication.
. 5. That the recommendation of the Fire Chief regarding fire hydrants and fire
lanes and the recommendation of the Building Inspector regarding handicapped
parking lanes be a part of this approval.

I6. That a variance be permitted for the Ramada Inn nameplate signs, but that
they be permitted below the building roof line as per ordinance requirements.
7. That a variance of 32 parking spaces be permitted, but that the courtyard area
be so designed that use of this space could be made available should additional
parking be necessary.
8. That a variance for the total number of signs be permitted to allow four
signs on the site, and that the pylon sign on this site meet all ordinance
req , : cements.
9. That the variances relative to parking setback for the front yard along
State Highway 55 and the side yard along the north boundary be permitted as
per Council Resolution No. 74-47.
10. That no building permits be issued until such time as the final plat, and
the Development Contract is approved for the portion of the plat that includes
this site, and the preliminary plat is approved for the abutting property
at the north of the platted area.
The motion for the adoption of the foregoing Resolution was duly seconded by
Councilman Spaeth, and upon vote being taken thereon, the following voted in favor
thereof: Mayor Hilde, Councilmen Hunt, Neils, Seibold and Spaeth. The following
voted against or abstained: none. Whereupon the Resolution was declared duly
passed and adopted.
