Pursuant to due call and notice thereof, a regular meeting of the City
Council of the City of Plymouth, Minnesota, was oeld on the 6th day

Councilman Hunt introduced the following Resolution and
moved its a opt on:
RESOLUTION NO. 74-215
RANCHVIEW ESTATES - FINAL PLAT AND DEVELOPMENT CONTRACT
WHEREAS, the City_ Staff has prepared a Development Contract to cover special condi-
tions related to this Proposed Plat,
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH
that the,Final Plat (Exhibit A) and Development Contract (Exhibit B) for Ranchview
Estates be hereby approved and that the Mayor and the City Manager be authorized
to execute the Development Contract on behalf of the City.
The motion for the adoption of the foregoing Resolution was duly seconded by
Councilma_nS_e_i�bgld , and upon vote being taken thereon, the
following voted in favor t ereof: Mayor Hilde, Councilmen Hunt, Neils,
S ibold and Spaeth

THIS AGREEME'IT, made this day of 1974
between the City of Plymouth, Minnesota, acting by and throughs Ma7or and
City Manager, herein called the "City" and ,
herein called the "Oevelopern.
WITNESSETH: In consideration of the Village accepting the plat of
Ranchview Estates, the Developer shall provide the following:
1. That a 35 foot building setback from future Ranchview Lane be maintained
on Lot 12, Block I.
2. That a 70 foot building setback from the now County Road 15 right -of -wady
for Lots 8 thru 12, Block 1, be maintained.
3. That restrictive conveyances be filed which would prohibit the further
divisions of Lots 1 thru 12, Block 1, Ranchview Estates.
4. That joint common driveways with turn-arounds provided so vehicles do not
back onto County Road 15 be provided between the following lots:
A. Lots 1 and 2,
B. Lots 3 and 4. *(amendment from Resolution No. 74-215,
C. Lots 5 and 6. Council meeting, May 6, 1974)
D. Lots 7 and 8.
E. Lots 9 and 10. 5. That if any sewer or water connections
F. Lots 11 and 12.are not in the right place, the developer
shall take full responsibility.
Plat Approval
Preliminary Plat was approved by Resolution No. 74-45 by the City Council on
January 21, 1974, subject to four conditions.
Final Plat and Development Contract were approved by Resolution No.
by the City Council on . 1974.
