RESOLUTION 2019-190
R ESOLUTION A PPROVING PUD A MENDMENT FOR L ANDFORM P ROFESSIONAL S ERVICES,
LLC FOR M C D ONALD’S LOCATED AT 2705 A NNAPOLIS C IRCLE (2019025)
WHEREAS, Landform Professional Services, LLC has requested approval of a PUD (Planned
Unit Development) amendment to allow a building addition, replacement of existing menu boards,
addition of two presell boards and related site and building improvements for McDonald’s located at
2705 Annapolis Circle; and
WHEREAS, the subject property is legally described as Lot 1, Block 1, Northwest Business
Campus Seventh Addition, Hennepin County, Minnesota; and
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and oes approve the request by Landform Professional Services, LLC for a
PUD amendment for the site located at 2705 Annapolis Circle, subject to the following conditions:
1. A PUD amendment for site modifications is approved in accordance with the plans received by the
City on May 5, 2019, with additional information on May 31, 2019, except as may be amended by
this resolution.
2. All conditions of previous resolutions approving the Northwest Business Campus PUD and any
amendments relating to Northwest Business Campus shall remain in full force, except as may be
specifically amended by this resolution.
3. Revise the plans to include a 10-foot wide trail easement along the southern and eastern
boundary of the site for the purpose of constructing a future sidewalk along Annapolis Circle.
4. Prior to commencement of the work, the applicant shall obtain the appropriate permits from the
Building Division, including a grading permit, sewer/water permit, and sign permit.
5. The applicant shall submit the required financial guarantees and site improvement performance
agreement (SIPA) prior to issuance of permits.
