HomeMy WebLinkAboutCity Council Resolution 2019-150 C ITY OF P LYMOUTH R ESOLUTION N O. 2019-150 R ESOLUTION A PPROVING F INDINGS OF F ACT FOR THE R EZONING OF LAND TH LOCATED AT 18300 8 A VENUE (2018076) WHEREAS, Sathre-Bergquest, Inc., has requested reclassification of the zoning from FRD (future restricted development) to RSF-1 (single family detached 1) for the roughly 7.34-acre lot presently th addressed as 18300 8 Avenue, and presently legally described as follows: The North 654.6 feet of the East 240 feet of the Southeast Quarter of the Northwest Quarter of Section 31, Township 118, Range 22. That Tract described as: Commencing at the Northwest corner of the Southwest Quarter of the Northeast Quarter of Section 31, Township 118, Range22: thence Easterly along the North line of said Southwest Quarter of the Northeast Quarter, 256.4 feet; thence Southerly 652.8 feet to a point which is 241.67 feet East of the West line of said Southwest Quarter of the Northeast Quarter; thenc Westerly 241.67 feet to said West line of said Southwest Quarter of the Northeast Quarter; thence Northerly along said line 654.6 feet to point of beginning, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD to RSF-1. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and does approve the request for reclassification of the zoning from FRD to th RSF-1 for the roughly 7.34-acre lot located at 18300 8 Avenue (as presently legally described above), based on the following findings: 1. The requested single-family use of the lot is consistent with the LA-1 guiding of the lot. 2. The requested RSF-1 zoning would be consistent with the LA-1 guiding of the lot. The proposed lot arrangement would comply with RSF-1 standards. 3. The density and RSF-1 zoning would result in a development that would be compatible with the existing character and zoning of the adjacent properties. Due to the placement of the existing home and number and location of wetlands on the property, the minimum density goal of at least two units per acre would be difficult to meet. 4. Adequate infrastructure would be available to support RSF-1 zoning and the proposed development. APPROVED by the City Council on this 14th day of May, 2019.
