R ESOLUTION A PPROVING A C ONDITIONAL U SE P ERMIT
TO E XCEED THE M AXIMUM A LLOWABLE A TTACHED G ARAGE S IZE FOR P ROPERTY
L OCATED AT 35 Q UEENSLAND L ANE N ORTH (2019014)
WHEREAS, KRJ Homes has requested approval of a conditional use permit for the site located at
35 Queensland Lane North, legally described as follows:
Commencing at the Northeast corner Lot 9, Wayzata Farmsteads; thence Southwesterly along the
Northerly line of said Lot to a point 329.0 feet Northeasterly from the Northwesterly corner of said
Lot; thence deflecting to the left at an angle of 87 degrees 42 minutes, a distance of 116.0 feet;
thence Northeasterly parallel with said North line of said Lot 9, 336.45 feet to Easterly line of said
Lot; thence Northerly along said Lot 9, a distance of 118 feet to the point of beginning, Hennepin
County, Minnesota; and
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and does approve the request by KRJ Homes for a conditional use permit to
exceed the maximum allowable attached garage size for the property located at 35 Queensland Lane
North, subject to the following conditions:
1. The requested conditional use permit is approved to allow 1,173 square feet of attached garage
space where 1,000 square feet is allowed on the subject property, in accordance with the
application and plans received by the city on March 6, 2019, and March 26, 2019, except as
amended by this resolution.
2. A separate building permit is required prior to the commencement of the project.
3. The requested conditional use permit is approved with the findings that the applicable conditional
use permit standards would be met as outlined in Section 21015 of the zoning ordinance.
4. Standard Conditions:
a. Any subsequent phases or expansions are subject to required reviews and approvals per
ordinance provisions.
b. The conditional use permit shall expire one year after the date of approval, unless the property
owner or applicant has started the project, or unless the applicant, with the consent of the
property owner, has received prior approval from the city to extend the expiration date for up
to one additional year, as regulated under section 21015.07 of the zoning ordinance.
