F
RESOLUTION NO. 72-260
WHEREAS, the petitioner, Carlko Company, Inc. has requested
an amendment of zoning classification to change certain land
located in the North 1/2 of Section 35 of the Village of Plymouth
from R-1 (Single Family Residential) to B-2 (Shopping Center
Business District), and
WHEREAS, the Planning Commission has reviewed this request
and recommends denial
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE VILLAGE COUNCIL
OF THE VILLAGE OF PLYMOUTH that the request of Carlko Company
for rezoning from R-1 to B-2 is hereby denied for the following
reasons:
1. Further stretching of the commercial district to the
East of this property would create additions L traffic
congestion and would encourage other property owners
along the highway to petition for zoning changes which,
would create strip zoning.
2. The proposed change is not compatible with established
land use patterns inasmuch as single family homes adjoin
the'pettioners' site on the West and South.
3. The change would be a deterrent to the improvement of
development of adjacent property with single family
homeowners often reluctant to live next to business uses.
4. The property can be used in accordance with existing
zoning regulations.
5. There,_are adequate sites for the proposed use in other
districts in the Village permitting such uses.
The motion for the adoption of the foregoing Resolution was
duly seconded by Councilman Neils, and upon vote being taken there
on the following voted in favor thereof: Mayor Hilde, Councilmen
Hunt, Spaeth and Neils. The following voted against: None.
