Viewings begin at dusk (approximately 8:30-9 p.m.). The family-friendly movies will be presented on the following Thursdays: A League of Their Own – Aug. 15, Ballfield diamonds at Zachary Playfield, 4355 Zachary Lane N. •Movie description: Two sisters join the first female professional baseball league and struggle to help it succeed amidst their own growing rivalry. Rated PG. •Before the show: Swing by early for some ball game munchies and fun. Taste of Target Field Food Truck will be available onsite beginning at 6 p.m., and participants may enjoy lawn games on the baseball diamond. Bring cash for food truck purchases. Secret Life of Pets – Aug. 22, Hilde Performance Center, 3500 Plymouth Blvd. •Movie description: Two mismatched mutts get lost in New York City due to a feud and must find their way home. By Nick Halter – Senior Reporter/Broadcaster, Minneapolis/St. Paul Business Journal Aug 7, 2019, 1:47pm EDT A real estate firm from Atlanta has purchased a pair of 1980s office buildings along 394 and plans to spend around $3.5 million renovating the properties in hopes of filling large vacancies. Both buildings are on Shelard Parkway, straddling the border of St. Louis Park and Plymouth. Superior Plaza, at 62,390 square feet, is on the St. Louis Park side. Willow Creek is 46,700 square feet and sits on the Plymouth side. They’re a half mile from each other and just across Highway 169 from the General Mills Inc. headquarters. The buyer is Redline Property Partners. Andrew Webb, managing director of that firm, was previously managing partner at Atlanta-based ICM Realty Group, which owns several Twin Cities properties including Barrel House in downtown Minneapolis and Edina 100, the former One Corporate Center building. Page 11 Webb said he was bought out of ICM and started Redline two years ago. Redline now provides asset management to ICM’s Twin Cities properties. Webb said both of the 394 buildings are largely in their original 1980s form, lacking amenities and updated mechanical systems. That's what the renovation — which will hopefully begin in two months — will focus on. The Willow Creek building is 46,700 square feet and was built in 1987. CBRE “We see an opportunity not only to complete leasing — with a 40 percent vacancy — but also improve the real estate and provide value for existing tenants,” Webb said. The CBRE team of Brent Karkula and Laura Farrell will handle leasing for Redline. The 394 office submarket has the lowest overall vacancy rate in the Twin Cities, at 9.5 percent, according to Cushman & Wakefield’s Compass report that was released last week. Redline bought the properties from Lone Star Funds of Dallas. Webb declined to disclose a sale price, and the transaction hasn’t been made public on the state’s certificate of real estate value website. For tax purposes, the Superior Plaza building is assessed at $6.4 million and the Willow Creek building is assessed at $5.3 million. Redline also owns the Arbor Ridge office building in Maple Grove. Webb said the firm is working on a couple ground-up developments in the Twin Cities, but wasn’t ready to say where. The name Redline, Webb said, is related the company founders’ fondness for cars and aggressive business approach. “We think of redlining the motor and pushing as far as we can before it breaks, and that is how we think about the company,” he said.
