The combination of strong demand and short supply continues to push metro- area home prices higher, and in June they set an all-time high of $290,000. That’s according to a new report from Minneapolis Area Realtors out Thursday Page 16 that also found a drop in new listings — probably because likely sellers don’t have any place to go. The June median sales prices represents a 7.2 percent increase over the same month in 2018. It was the fourth month in a row the 16-county metro area set a new median sales price record, and the MAR report predicts it’s the likely high point for 2019. Rising home prices often lure would-be sellers into the market, but the MAR report shows something different. New listings were down 3.1 percent from the same time a year ago, pending sales were down 2.9 percent and inventory declined 1.3 percent. It adds to the evidence that tight inventory is holding back sales. While it might be a good time to sell a home, it’s a tough time to buy a new one. The report notes that’s especially true at the more-affordable end of the market, where millennial first-time homebuyers are competing with each other — and sometimes their downsizing Baby Boomer elders — for entry-level homes. There’s about 2.5 months of supply of homes for sale, according to MAR, well short of the four to six months considered a balanced market. Supply is roughly the same as it was in June 2018, and it increased just a fraction of a percentage point from last month. Things look different if you’re staying put. In a statement, MAR President Todd Urbanski said the “untold story” of the market is the increasing net worth of homeowners. “Rising prices mean rising equity. It can be a challenge to find a home, but homeownership is the best avenue to wealth-building,” Urbanski said. Page 17
